As the world begins a slow recovery from the financial crisis, one of the areas that have started to come back the fastest has been Russia and the CEE, but local expertise is probably more important than in any other country in the developed world. Brand penetration is lower than any other country in the region and there are still significant local challenges that can only be addressed by having expertise combined with the right contacts and experience to make the project happen. Horwath HTL works through all phases of the hotel real estate cycle, providing help and expert support at every stage of the process.

Through the planning and development stage we provide feasibility and market study services, looking at what can be built and at what level, giving an independent and expert opinion that is respected by banks and financial institutions providing financing for projects. We realize that this is the most important phase of the cycle and that the correct advice will make the difference between long-term success or failure.

Once the asset is under development, we take the role as the owners representative on the project; firstly in a project management/asset development role working with architects and constructers to make sure the project is managed properly. At the same time, we will undergo a search to find an operator, using our extensive contacts amongst the hotel chains to find the right candidates and then negotiate contracts with them.

Once the asset is operational, our role continues as the owner’s financial eyes and ears, asset managing the property and making sure that the hotel is performing, as it ought to. At the end of a cycle, or when a disposal and exit is being considered, Horwath HTL provides expert strategic advice on all parts of the transaction process.
